Good for you! You were successful once and you can do it again. I would not hang it up (personally) but there is no shame if you decide on a different route.

Ok, so 4 years ago I thought I was the man because I had wholesaled a half dozen houses and flipped a half dozen houses…
I ended up going through a divorce and liquidating everything slowly and wasn’t able to make much money in real estate. Top of that I had vacancies and a rehab in the works that I ended up losing because it was in an area that I should not have been in (war zone).
I learned countless lessons as I wake up each morning with no job (was out of IT field for a few years and it’s difficult to reenter without “current experience” or as one recruiter said they are “looking for the person who was doing is yesterday and needs a job today because they were laid off or you… someone who did it years ago?”
Bunch of junk is that? don’t get me started…
I had some cash that I was hemmoraging daily just living so I bought a truck and some inexpensive lawn & garden tools and started a small lawn & landscape business.
It seems the economy turned and I gained roughly 20 customers paying $125 a month on a route that I handled part time 3 days a week. This was enough to make ends meet with a few mh rentals that I own.
So, media hypes this economy crisis hooplah and I lose all but 6 accounts in a matter of 2 weeks. Cutting back or found someone cheaper.
Today, I get a call from a management company that gets foreclosure properties sent to her from banks and she’s looking for someone who can do the trash outs and ongoing lawn maintenance. Pay isn’t that good but I figure…
With all of my “lessons learned” and wholesaling/rehabbing experience I wonder if this could be a good way for me to get me into neighborhoods, looking at properties and getting paid to do so?
I have been continuing my search for employment using my IT skills but I’m either not current enough or too senior. So, do I take this jump and begin working with this company or do I hang it up and go flip burgers?

PS: Your lawn business sounds very much like the show on MSMBC last night about the guy who got caught in a fraud situation, went to the slammer for a while, got out, to old for a paper route, to tired for an affair, so he started a lawn mowing business. Making ends meet and happy as a bug in a rug. NO more wall street stress…really content for first time in his life.
