i had a closing set for yesterday and the deal is fallng apart. I was trying to get cash out and i was using a lender who has come through for me twice before. The deal was set up so an associate of mine was purchasing the property at 57k from the buyer and then selling it to me for 67k which is what it appraised at. The lawyer said he could do it all at once. I was going for 100% financing with help on the closing costs so I could walk with 10k in my pocket(for future deals) and a great investment property. Is this deal gone? Do I have options I’m not considering?

Sounds really ‘grey’ to me as well. Why don’t you get concessons at closing and create a second on the property in a few months after seasoning?
