I’m in the middle of my first deal and would appreciate anyone’s advice. Have a property I took over Sub 2 by putting into LT. Am working to get a short sale w/ the bank (Ameriquest…anyone had success w/ them before??). Very early in process, haven’t even received short sale packet from bank yet.
Problem is that the house is currently occupied by a Sec 8 tenant. This tenant hasn’t paid since Aug and isn’t cooperative. Furthermore, the person who’s been living in the house isn’t even the official tenant on lease (is her grandaughter…which I’m sure violates the hell out of Sec 8 rules). Owner doesn’t know grandaughter’s name. I have no phone number for either the real tenant or the current occupant (owner is looking for them). F/C date has been set for Jan 23.
Bottom line: I need to get the tenant/current occupant out of the property PRONTO to move along w/ the short sale process.
I’m trying to get the tenant/occupant’s ph number so I can plead over the phone and maybe offer some cash. Otherwise, I guess I need to call an attorney to get the legal eviction process started. I’m just not familiar w/ any of this as it is my first deal and am operating on a relatively tight time frame (can F/C date be postponed??). Anyone got any advice??
-by the way, I have every form I need for an eviction in my state (FL) (have no idea which ones need to be filled out and when and delivered to who, but I do have them all on hand)
