My name is Dustin DeCoria. I am the partner that Todd was refering too. Thank you for your speedy reply.

Here are the answers to your questions.

We do not own the lot. The lot we have looked at is in the County of Riverside. On just the other side from the City of Lake Elsinore. The seller is willing to finance.

The Lot price is not negotiated. We have not discussed the price yet. It is listed at a certain price, I do not know if it is negotiable or not.

The lot is not ready to build right now. We have not done any of the soft work. No permits, don’t know about utilites, it is on city water, but on a septic tank.

I am not sure what you mean by off sites being required?

We do have comps to support AMV of right around $200,000.

We have some purposed plans, but none drawn yet for this build.

I hope this gives you a little better feel for where we are in this deal. If you can give us any more advise it would be greately appreciated. If you would like, I would be more than happy to call you.

My partner and I are looking to buy a lot together and build a home to sell. We plan on doing the work ourselves for the most part. We lack the capital and good credit. We feel it would take 90k from sart to finish. Looking at the Lake Elsinore area in Ca. We believe we will be able to sell for 200-250k. Any advise would be helpful. thx.

I would need to know how far along you are in this deal.

Do you already own the lot and are ready to build?

If not, is the lot price already negotiated and set?

Is the lot ready to build now?

Are there any off sites required?

Do you have comps to support your AMV?

Do you have plans already drawn on the house that can be discussed and that can be approved?
