Not to start another boring long thread about bandit signs, I got a deal today from a guy that saw my bandit sign a year ago. That sign is long gone.

As my buddy Hal Roark told me at the convention, the reason he hasn’t put out any of his lately is that they work too well. He has more deals than he can handle now. I stopped putting mine out for the same reason.

If any of you are on the fence about bandit signs and are not getting enough leads or deals. Well.

There is no doubt that bandit signs work.

The issue is, are people that use them doing harm? Well, like Dirty Harry said, “an opinion is like an *sshole… everyone’s got one.”

So, here’s my 2 cents:

Bandit signs probably violate municipal laws in most cities. The penalty is generally a monetary fine, not jail time. Fact is, many large corporations pay fines for violating the law all the time because it is cheaper than complying with it. In the case of an auto manufacturer, this practice is a danger to society because it hurts the public. In the case of a vinyl sign on the street corner, nobody’s getting hurt. And, the fine is worth paying as a cost of advertising.

Personally, I think the street signs are ugly and I would like to see them gone. But, I would also like to see ugly bench ads, bus signs and billboards gone, too. While bench ads, bus signs and billboards are legal, they are an offense to my senses as much as bandits signs are. And, what is even more offensive to me is a bandit sign that has been cut in half or spray painted “this sign is illegal” by some do-gooder who thinks they are helping the cause.

I didnt post on the last conversation about these things due to the inflamed situation, but this one appears much cooler.

I’ve put out 58 signs over the last 2-3 weeks, with the last 7 up last night, and am getting about 2-3 calls per day for the last week! For me this is quite a bit, especially since all my direct marketing pulled 2 calls total over 4 months and car signs, flyers, b-cards havent done anything. I get calls from other investors as well as tire-kickers, curious folk and actual potential clients who want to know more.

I almost didnt put them up because I figured they would get taken down fast and I’d get fined (a few have been removed though). You learn something new every day if you test your assumptions for consistency with the world.

Very effective form of advertising. On a side note, I dont think people really care that much about them. Albeit there are those who have invested some part of themselves in this topic who defend their choosen stance with fervor, the vast majority are either unmotivated to act against them or find them to be inconsequential.

I dont post in front of peoples houses and try to put them in places where no one goes except in their cars. One lady did call about a sign I apparently had placed at her driveway (house sat back up a hill), so I courteously removed it the next day. We’re not evil, we’re working.

I am not a fan of the signs. But any form of advertising that brings a GHOST deal back from a year ago has my hat off! My reason. County Govie people. They seem to go off on you when you post them. I use to post 10-15 per weekend. A large builder hired a company from orlando that would come in and do the town up on Friday and they were suppose to take them down on Sunday nite. Well I guess they needed some R&R and missed a day. CODE ENFORCEMENT commandos got in there Little Ford F-150’s and went to town to claim there STAKE. “Thats Bandit Stakes” that is. I had got mine down except the ones that are out in front of the property that I own. I had special 4’x2’ sandwhich board type signs that had my I BUY HOUSE MESSAGE. They were 150 bucks a piece. We took them in each nite. Well they gathered those up too and We got fined 275.00. Plus the scare of other fines. Here recently we had another investor that put his signs up. His stayed up for about 2 weeks. They were placed on the WOOD edge line of area lots and so forth. I bet thats the reason that they stood up for so long. I am sure he got some deals from those. I have exchanged email with David @ Banditsigns.com. I just may have to get the 50 or so signs that I bought from him 2 years ago in the ground. Look out Vero Beach.

The reason that Sleaze Ball signs work is that most investors have too much respect for their community to litter intersections with illegal signs. If every investor in your area put up 50 Sleaze Ball signs two things would happen, 1. your area would look like a Mexican shanty town, 2. your personal sign calls would drop to next to nothing. You use the same convoluted self centered logic to defend Sleaze Ball signs that is used by people that evade taxes and pollute the environment: 1. I make money at it therefore it most be good. 2. I have never been penalized therfore it must not hurt anyone.

I totally agree with you. Every once in a while things get a little slow. Then I go out and put up 50 or so signs of the course of 2 or 3 weeks. That usually brings in 2 or 3 deals.

I can’t beat you on the 1 year, but I did buy a house last September from a seller who saw my sign in June. He went up north over the summer and when he came home he called me to come buy his house. He wrote the number down and put it on his refrigerator. I sold the house 3 weeks after I closed on it for an 8K profit without doing a lick of work to it.

Why is it that the city calls me on my ‘We Buy Houses’ sign and threatens me with a fine and they let all of the Tag Sale, FSBO, Prudential For Sale open house, Re/Max for sale open house, St. Mary’s Pancake breakfast, Fire house #2 Spaghetti dinner, and any other sign on an intersection go without an issue!! Bottom line is: Just about every sign put out in this manner is a soliciation for business. Either the city takes down all of them or none of them. They shouldn’t be selective. If you say a ‘We buy houses’ sign littering the intersection then so is 'St. Anthonys Car Wash - Saturday 1 to 4 - $5.00!! Right!!

What’s the best copy (message) any of you have used on your signs? I’ve tried “WE BUY HOUSES”; “NEED DEBT RELIEF” and a few others. Truth is, they get stolen so fast, nobody can benifit them.

I don’t know. I would suspect it has something to do with the open house signs being removed by the Realtor after the open house. And that the fire house and car wash signs are for charity. I am not saying that the Realtor or Charity should recieve some kind of special rights, I am just speculating.
