I am thinking about getting the CS program but I have a few questions. I have horrible credit. I went BK in 96, had a repo in 98, and I have several accounts in collection status. I was wanting to get this course to help me get into financial health. If I do order the course and try to do it I will not have any money to put down on a house (tne program is called “no money down”) and bank financing is’nt an option. The money to purchase program will really hurt but if it will help my life it will be worh it. With all that I have said, shoild I do it?

I don’t have bad credit, in fact, my credit is good but in the two last two real estate transactions I have made, credit was not an issue. I was not asked anything by the owner about credit on the first house that I bought with a wrap-around mortgage. The most recent property I did a contract for deed and again credit was not an issue. The owner wanted out really bad. I tried to assume the mortgage but could not because of self employment and not being able to prove income. I was turned down for the assumption and the owner still did not balk at doing the CFD. Maybe I was just lucky, but I am sure there are more deals similar to mine out there if you look hard enough. Although good credit is not competely necessary in buying real estate, it can broaden your choices. I had bad credit and was able to find 2 properties to buy. There is also a company in Washington, DC that helps people re-establish their credit. They had information that allowed me to get a major credit card, without a security deposit, and some pointers on cleaning up my credit. It has helped me get going again.
