It seems like this should have been disclosed to you prior to signing the sales agreement and should have been in a written disclosure of some sort. I would suggest that you call a real estate office in your area and ask if sellers are required to disclose that the home is a modular home. Good luck.

We have found out on the night before closing that the home we signed an agreement to purchase is a modular home. We had no idea! The home inspector we hired was aware of this fact, but never disclosed this to us in his report. We don’t want the home now. Closing is scheduled for tomorrow. How do we get out of the contract and how can we get our earnest money back?
