This whole idea of wholesaling commercial properties is the dumbest thing I’ve ever heard. Things move sloooooow on the commercial side and you can’t just be some smuck. You have to have connections and work hard to find good deals. If you have the ability to analyze a commercial deal then you would keep it for yourself because the payoff would probably be huge. I don’t know anyone that wholesales actual commercial properties (office, retail, industrial), or apartments for that matter. Maybe some people buy, renovate, then sell, but not actually wholesale. The article is probably written by a guy that has something to sell.
