Was it Bill Bronchick who said "Three frogs sitting on a log. Two decided to jump in the pond. How many frogs left on the log? Three!!! Because deciding to do something and doing it are two different things. The gut buster really does work, (at least better than the chanel changer) and real estate is still the safest, easiest and best wealth builder for the average person, but only when you “just do it” and make a plan and work your plan can you hope to be successful. I have been reading the posts in news group 2 for some time and I just wanted to say a couple things about the same questions that get asked over and over again. Many people want to know what the best program is, I can’t tell you that.
The decision a person has to make is, Do I have the money or credit to buy properties,Do I want to be a land lord at this time,Do I want to flip properties and make cash and move on to other real estate investments, do I want to lease option, Or do I want to do some other creative real estate venture?

Once you can truly answer these questions you can decide what program would be best for you. But I warn you, do some research on your desision before you order that course.

Also if you are watching late nite infomercials don’t get wrapped up in the hype, because thats all it is. If your one of the people that fell for the hype and bought one of the programs you probably got all exited waiting for the program to come in the mail, figuring that your troubles are over once you got it. Then most of you looked at the program and said “there is alot to learn here”, I will look at it later when I have time to understand it. So for the time being until you had that chance, you slid the program under the bed next to the Gut Be Gone exersize machine you orderd from the TV also, that was all hype too.

I also want to make another point, Its great to learn as much as you can about real estate but pick one thing at a time, master it and move on. Alot of people are very smart and they get information overload, they become to cautious and won’t do anything. You don’t have to be overly smart to do it, but It takes an unrelentless drive, persistance, and some guts to become successful in real estate, Or any other business for that matter. If you don’t have that I wouldn’t even bother trying.

Final thought, If you do find a program that fits your needs make sure you use it, and if you buy a Gut Be Gone use that too you will be surprised of the results.

Thanks for the commentary. I fit the description of “information overload”, and as a result, I’m having trouble with getting started. Looking for the perfect deal I guess. I’d appreciate any advice on what others have done to get moving after experiencing similar feelings. I’m leaning toward multi-fam properties due to the lower cost per unit and cash flow. Thanks.

I think this is some good common sense! I investigated intensely to find the right program. You really have to know what you want–and I think it was good advice I got here: don’t be a landlord your first year in the business and find a mentor! I think it is the best way to be successful–I believe it was good advice! Thanks Mark for your tips! I’m so thankful for this website!!
