Now that 2004 is almost upon us it is time to decide what you are going to do for the next year. What are your goals? How are you planning to reach those goals? Do you have the tools you need? Do you have the courage to make 2004 the best year ever?

Goal- to close on 96 buys this yr, and to rehab most of them. Of course, we want to have a nice per deal average.
Plan- to do what we’ve been doing more efficiently, and to invest at least $6000 per month in advertising, probably more like $8000. Be more demanding with our contractors. Be more aggressive in selling.
Tools- Yes. Knowledge, time, capital, desire.
Yes, 2004 will be the best year ever, so far!

What were your decisions in deciding on an LLC? I have been looking at LLC rather thatn partnership (with my wife). I have heard arguments both ways.
