In my county, I call one lady, she handles everything. We’re not that small, about 400,000 people, but only about 5 foreclosures make it through the sale each week. And at the sale, just about nothing sells for over the opening bid. Last year out of 252 properties, 29 of then had a bid higher than the banks’ bids. That’s only ~10%. I’d imagine that if something had much equity, it didn’t make it to the sale.
Like everything else I’ve gathered about preforeclosures, I’ve just had to gather. Who handles the sale in your area? Here, it’s the Sheriff. I just had to go to the sheriff’s office, and ask around. After learning a little, and a few calls, I learned a little more. Finally, I was told by all the “helpers” that there really is only one person who deals with these. She holds the key, and can tell me anything. She does not, however, provide a list of properties for sale, or what properties sold for. She can tell me what a particular property sold for, or when one is coming up, but she makes no list.
Just the way it is here, your results may vary. Like I said, I’d go poking around a bit, ask TONS of questions, and you’ll find what you need.
