I wouldn’t pay more than $90K for it.
And Id be afraid to offer that, they might take it.

If you could get it for under $90K with owner financing, and you had about $80K to fix it up and bring in newer trailers new roads, new septic etc, it might be wort it in 2-4 years when its full and grossing $70K a yr in lot rents and about $100K on Lonnie notes, over about 5 years.

But I dont see the area supporting 30 trailers in one spot, too rural.
MAYBE 14-15 DW’s.

Was pretty funny how in the flyer they show the Pro Forma as if it were a full park, instead of empty And blab endlessly about how easy it will be to fill. HA!

If its so easy, how come it ain’t done?

16 empty spaces
2 lot renters @ $175 mo. still in park.

$164K still oweing on the mortgage.

Depending on the surrounding area this could be a great turnaround park.

Too far away from me unless I quit my JOB and moved, which I would consider if I didnt have a family.

But if you buy it I’d like a finders fee!

The total asking price is $385K. I am looking for a turnaround park, but this one looks like it needs to be completely developed!

“Assume a $2700 a month mortgage” producing virtually no income, as-is.

LOL…Don’t take advice from a real estate agent who knows nothing about running a park.

The water is also all on one meter.

This one probably does have upside potential, IF you buy right.

I would be scared of all the pine trees. They tend to snap fairly easy. Add to that the cost of reworking the roads.

Then again one might be able to pulp the trees to pay for road work.
