Has anyone had luck writing letters or talking with builders and contractors about getting referrals for potential investement opportunities. I know that in many new developments couples make an offer on a new house, but are also waiting for their first house to sell. Builders want to make a sale as quick as possible, so would it be likely that if they have a couple making an offer on a newly built house that they would contact us to creatively (subject to, lease option, flip…) take over the old house to make the the new house close? Anyone had good or bad experience with this?

Sound like a great idea and it certainly couldn’t hurt. My neighbor is buying a new home in a large development. The builder told him that over 20 homes are tied up in contingencies. Meaning the buyer could not sell their current homes so they can’t buy the new one. This sounds like a great starting point.

Not sure where you are writing from but, where I am from on the east coast new housing developments are sold out very very quickly. And the builders couldn’t care less if the new owners have another house to get rid of, because they signed a contract with HIM and that’s all he needs to care about. Even if there are people in the situation you describe, the builder has no incentive to contact you…he doesn’t care.
Now…what I might do is to talk to the “sales rep” for the development, and maybe provide them with a little cash incentive to pass these people on to you…they usually have a good relationship with potential owners and might be ameniable to sending them your way if they get into trouble.
