I have every L/O course offered on this site inclueding Diamond’s and his material seemes to be no better or worse than anyone else on this site.
I do real-estate full time and have found some of his info helpful. Along with Bronchick’s Kaiser’s and even Le Grands.
Maby lease options just don’t work in your area of the country LOL.

I too have the same l/o courses you have & even a couple more. After reading your post I’m curious as to which level of protection you use on a s/w l/o to protect yourself against a L/S breech. It seems like the gurus are all over the board on which level to employ. Here is my definition of the levels.
How do you handle this? Do you do many s/w l/o? Have you ever had a problem with a L/S breech?

I treat this just like they were selling me the house today. I do a title surch. Set up a escrow account and I have them sign all the cloesing paperwork. Generate the proper transfer documentation. Do irrevocable escrow instuctions and cloud the title.
