I’m looking to buy houses that have either little/no equity, or in or going to be in foreclosure. So far I tried flyers and store billboards with little success with bringing in calls that I won’t mess with…

So for you people in moderatly popualted areas like cincinnati ohio that has its fair share of investors, those of you who look through the lis pendens for foreclosures, whats the rate you send out postcards per deal? like how many does it take to send out usually before you get a deal?

I been trying to advertise flyers for a few months now with dismal results…if there is another cheap way to get my phone to ring, please tell me, I’m all ears.

100% - Well I consider anytime I get the people to the door a success :slight_smile: Hard to tell how may deals you will get. It all depends on your delivery. But I can assure you that the response rate will be closer to 100% than any postcard or letter you mail.

What do you think they will say when they open your letter or read your post card? “Aw, I’m going to fix this…I don’t need these guys” is what they most likely say IF they even open your letter. They often say the say thing when I call or knock on their door but at least I get the opportunity to combat it by asking questions and finding out what’s really going on.

On the flipside, when I don’t mention the foreclosure, and just talk casually about them possibly selling, they don’t respond very well either. “What? How very odd that you chose my house to inquire about a sale?!” Great acting too, Oscar nominee in hiding.

So what’s your icebreaker? Or, what?s the usual order of things when you?re at the door?

If there’s a chance that a refi or forebearance plan will help them save the home, I help them pursue that. But if it’s more realistic for them to sell, I try and convince them of that as well. Bottom line is that it’s not always about what I want them to do. I want to hear what the seller would like as well. I just want to get in the door, hear their plan, and be able to tell them, how their plan will or will not work.

Very nice, subtle, and TOTAL CRAP! But I love it.

I’m sure they’ve noticed months of delinquent notices, and the sheriff coming to their door.

I’ve had to come to terms with marketing being BS, in my mind. I’m very blunt, zero tact, straightforward. I’ve found that no one else likes that, besides me. I’m the type of person when I ask “Does this tie go with this shirt”, I expect you to tell me if I look like an assclown, and not let me go out into public looking that way. Seems everyone else wants to be lied to. OK, will do.

I’m there for one reason, make money. What I love so much about this business though, you can actually just keep that on the back burner (as hard as that is), and really work on helping someone. Great byproduct when I make sqwat, which is often. Oh well, it only takes one.

Love what you do, and you’ll never work a day in your life.

Thanks for the line, it’s just what I needed. Simple, yet I hadn’t thought of it. Again, my simple, straightforward mind has a hard time thinking tactfully. Now that I?ve got it, the next step is using it. Got a hot one I?ve been draggin my feet on for a few days, I?ll hit tomorrow. I?ll let you know how it goes. Thanks again.

Nope. Not my style to beat someone up side the head with the obvious. They know. I’ve got a court summary in my hand, showing that they signed a certified letter from the sheriff. No sense in telling them things they already know.
