Good to hear from you. Yes, I am very busy anymore. I only get to check out the site every couple of weeks instead of daily.
I bought a local dealer out about 6 weeks ago. He had a 7 acre lot and two toters. I am selling his old one and keeping his newer one. I also picked up a couple of service trucks. He had a lot of older homes on the lot that were in really, really bad shape. We salvaged what we could out of them and then tore them down.
We have started pulling the homes onto the lot that I buy in other states. The selling season is starting up and we are starting to move some homes now.
Because I have the crews to do setups and teardowns we are now contracting out to other dealers and with parks that do in park sales of new homes to do there transports and installs.
I think the toter profits will rival my home sale profits this year. Believe me, this has turned from investing to a full scale business!
If you would have told me 1 1/2 years ago I would be doing this, I would have laughed. I guess you never know where life will take you!!
I am interested in transporting my own mobile homes, both rentals that I will keep, and homes that I will resell. Also possibly as a sideline business moving homes for fees. Does anybody know where I can find information regarding any licenses, permits, insurances, etc. involved in moving a MH? I can get homes pretty cheap in my area, and if the costs and hassles associated with this aren’t prohibitive, I believe that this could be of benefit to me as far as saving money on moving and set up for myself, and an additional income stream. Thanks!

Start with your state Department of Commerce. There are LOTS of hoops to jump through with licencing, bonding, inspections, permits etc. It’s not trivial by any means but guys like KenS WV have made a go of it as an ancilliary business to buying / selling mobile homes.

I have 3 toters, 7 service trucks, 1 full time driver, 2 part time drivers, and about 13 setup and teardown employees. We are apportioned to run everywhere east of the Mississippi from FL to NY.
This is an expensive business to start up in. Be sure you want to do this. Toters are expensive, insurance can be over $6K per year. You must have escorts(some states require certification). The work is full of liability and maintenance costs are high.
