I would like any opinions on a good strategy for
REI. I have a few rentals. Some are in the lower
end neighborhoods. Sometimes lots of problems…
you know…not paying rent, skipping town, tearing
up the property, leaving utility bills, etc. It’s
a big headache trying to work fulltime and going to
school and then trying to manage these headaches.
These type properties usually are slow to sell.
So what would you suggest…buy/hold, buy and sell on
wrap, L/O, buying paper, multi-units (apts) ???
Also, what would you do with those headache properties

Peter,
Tennants and Toilets , they can make your life miserable… I don’t advocate landlording until you have a cash cushion establised. This is a main reason Why I have migrated to Paper investments to balance my rental properties headaches.
If these properties are not deemed “keeper” type properties in your eyes for long term holding then I would consider converting them into a lease option situation or simply sell them and take back paper.
