Marketing and Advertising, the usual suspects work well:

  1. bandit signs
  2. newspaper classifieds and ads
  3. direct mail
  4. billboards
  5. radio and TV
  6. flyers
  7. door knocking

NOW BE CREATIVE

If you think you could lose money on a flip (under 6 months), your deal is too thin.

Hi
I am trying to get some deals and wanted to find out what are the different ways I can find motivated sellers in a hot market.
Arizona market has slowed little bit but prices are still way up there. If I buy it and flip it I might be losing money if it turns direction. How are you guys handling this?
Any suggestions on finding motivated sellers would be really appreciated
