I live in Pittsburgh Pa. and have been purchasing real estate since 2000. My purchases include(6) income producers and they are presently rented. I have been truly blessed by the Lord with above average tennants. However, I want to expand my present and make a cash purchase in a subpar area and flip the property and take cash out. This property is a very nice 2br single family home located on a double lot. I have spoke to the Section 8 people and it would not be worth my while to rent it. I do not want to risk it on a regular renter. I would like to sell it. I would like advice on who I should sell this to. I was informed that HUD does not buy homes from sellers. Are there any agencies that buy homes in undesireable areas. The comp searched revealed that I am getting a deal with over $20K in equity. Sorry so long. Thanks. RC

Why won’t it rent? Have you considered doing owner financing for it? People will come if they can buy without a bank or conventional loan…

This might not be appropriatefor your situation…But it was a thought…

The name of the company is HOMEVESTOR.
You can reach them at: 800-44-BUYER

or get some good tips at: nodiscount.com.
I’ve learned some good techniques on flipping
and selling from them.

Either way it’ll cost you some money because you’re trying to do things that you don’t already know.
