I am just a rookie but,

I would say to open title right away.

It can’t hurt to be able to tell the person that you are wholesaling to that you have opened title, or better yet, you have a title commitment already.

Hey everyone!

If your plan is to assign your contract, not to set up a double closing; do you still need to order the title work right away(like as soon as you have a signed contract) or at all? Is it the rehabbers responsability to make sure it has a clear title? Should I wait until I have an interested rehab investor-buyer and we have an agreement on price before I order the title work or should that be taken care of immediately,regardless if I am closing at the title company or simply assign the contract.
Please help clear this up for me,I am a little confused.
