Hello All,

I am going to mail an offer to someone in a different state and my usual contract states "Closing set on or before 30 days from date of this contract, however contract may be extended 15 days if Buyer(s) produces written explanation to Seller(s) for reasoning and is working in ?due diligence? for completion of this agreement. " :Question, I can’t use this if I do not know when the seller will sign and when I will receieve the contract back. Did I mention, I have not had any contact with this seller at all. Only know that this person has a p.o. box in another state as the mailing address as stated in tax records. Please provide another contigency clause as to when this contract is valid. Can I state closing to start x number of days after the contract signed by seller and 10 days after it is is recieved by buyer, because of mailing time?

This will work;

Closing date to be within 30 days of mutual consent of this agreement.

BTW, I also like to use a clause for extension, but I like to make it automatic instead of explanation like you have in your contract. Something to think about.
