I would like to learn the note business and start making a consistent cash flow through brokering notes. I have created 19 notes myself doing Lonnie deals in the last 2 years and have enjoyed much success.

Sometime ago I began receiving emails from ANN offering a host of different educational products pertaining to the note business. My question is about the Mentor/Protégé Training Program offered by America?s Note Network. Is this a good route to get started in the note business? Or is there a better road to hoe.

I would appreciate hearing from anyone making an income in the note business and what is the best way they feel to get started/educated about the business.

This thread represents one of the unfortunate negative consequences of Discussion Forums unfortunately - and it appears one individual in particular, is bent on pressing a personal agenda that he needs to resolve some other way, in some other place, and certainly, with more veracity.

For the business at hand. The best answer for your question here is one that has been shared previously by other experienced people as well, right here. First define your objectives. Why are you looking at the business of note brokering, and what do you hope to accomplish from learning about it? Look beyond the obvious answer here (to make money), for a moment. That’s a given for any business endeavor.

The starting point would logically be to find out a bit more about the business itself using available FREE resources, and that suggestion is offered many times in this Forum as well, including one of ANN’s more prominent instructors, who also is a moderator of this Forum.

Right here at your fingertips, you have one of the most useful of resources for beginning your investigation. This Forum is loaded with existing threads representing a broad spectrum of the note business, and from all angles. It gives you a wonderful opportunity to simply give yourself your own “mini-workshop” over a weekend or two; and the only cost is a little time and effort. But, that will prove to be time and money well spent.

Rather than repeat suggestions that I and others have made here previously, the best recommendation would be to simply suggest you spend some time looking through previous discussions that address many of the answers you may be looking for here.

As one who has been in the business as both a real estate and note broker, investor, developer, and now exclusively as a note servicing company, and CREI over the past 25 years, I can tell you this Forum offers invaluable resources to start your learning with - despite the fact you are going to also run into some real nonsense, such as this thread quickly developed into.

I can also tell you ANN, despite the apparent shortcomings some people feel they have, offers a great deal of extremely valuable products, as do many others right here in this Forum.

This includes Tin Can Alley, which even the esteemed “in-house” MH note expert host of this website (Terry Vaughan) has described as one of the best works in the note industry as he stated in the thread that has been alluded to previous here, in his reply, “More than you bargained for”, at:

In carefully reviewing that course, along with their Protégé program, and their WITCFB course, I have personally found all of them to offer a great deal of valuable education for note brokering, note investing, and creative deal making. So I am uncertain where some of the grossly unfounded remarks I’ve read here are coming from?

Does that make them the right choice for you? Only you can determine that. But as I’ve said, I believe you will enable yourself to make a much better decision, by first exploring all the FREE resources available right here in this Forum. Congratulations on what you’ve accomplished already, and best wishes that you find the answers that work best for YOU, in your research here.

I found David Butler’s course ‘Tin Can Alley’ to be very good. I’m still fairly new to this and am still in the selling partials for the next deal stage(I have two partials for sale now) ,but hope to get to where I can purchase notes, not just broker them for others.

I am also planning on purchasing at least one of Terry Vaughn’s and one of Jon Richard’s books or courses. The negative posts I am seeing about ANN seem very personal so they won’t deter me, but they do make me wonder.

PS. I believe you emailed me yesterday in regards to another post I made and I’ll get back to you this evening (I don’t have your email here at work).

Do you need cash right now? As you’re probably aware, you can sell those notes for cash to other investors. Do you know how to do that? And where to go to find the buyers? That’s one of the things ANN will help you as they have a free note listing service on their web site. The other materials on that site goes into great depth on how to find notes and refer them to buyers. They even cover investing in these notes for yourself.

David Butler, a regular here on this site, goes above and beyond answering questions and helping people understand the business. I’d suggest reading everything here first if you haven’t already. Then read everything you can find on the ANN web site, both in the free reports and articles they have posted there, but in their current and archived newsgroup posts. I’d wager you’re way ahead of about 90% of the other folks starting in this business and probably don’t need the handholding they offer.

I believe I posted sometime ago in response to someone else who asked were to go to get started. Here is what I posted then. Hopefully you’ll be able to use some of this info:

i was on the Better Business Bearue website and i did not like what i saw about the RUSS Dalbey Note Network business. can anyone tell me more. i don’t care good or bad. i will like to make a good decision on going further with this.
