I looked at the web site and called and talked to Doug at Ameraco, Seems like a half-legit system like I checked out before in that the opportunity is real but the way they make money is the $500 fee. You would set up a office and advertise and do the same thing, ie recruit people. The givaway is the Fee and the use of the term “Property Bird Dogs”. Maybe I’m wrong but they will have to prove it to me. Doug said they had been in business since 1990 but BBB say’s only since Feb, 2002 at current location. BBB dosen’t say where they came from or what former name was if any. Anyway anything you have to pay upfront for training/materials is proably network marketing.

While this seems like a good program, it is my opinion that anyone being paid a commission for a real estate transaction “MUST” be a real estate licensee. If you are being paid a finders fee that is a commission per transaction. Look up FS 475 www.DePury.com

i found a couple of ads for Amereco in area papers. called and looked at the web site. they sounded legitimate to me but i haven’t yet followed up on anything with them. i told a few friends about them. one, sent $500 (refundable deposit, refundable once you get the first deal to go through) and she received the training information from them. before she sent the money, she checked with the BBB in FLorida and inquired with real estate companies in the area. within the week of receiving her information,she found her first deal that should close in a couple of weeks. she is psyched about it. a few of us are investigating the opportunity. one friend is getting a lawyer to check over the fine print about the contracts, just in case a contract doesn’t go through to assure he isn’t liable. it sounds legitimate. of course i want to see what their experiences will be before i join up.

I spoke with Tim Lloyd. They’re in Cape Coral which you know and they are a 5 person shop right now. They have about 100 associates and are looking for about 1000 (I don’t know why they’d stop there, but anyway). The cost of their program is $525 (includes s/h) and you have their unlimited support. Seemed genuine and knowledgable about their investor inventory as well as the program. They key here is that you a property locator and your commission comes when they sell the contract to an investor who is interested in your property that you’ve found. He wouldn’t be specific on what the investors are looking for…that’ll be a $525 fee :slight_smile:

This is another on of those pie in the sky “stick and carrot” scams. I would put this right up there with the character out of Seattle, Wa., named Hansson. I believe his first name is THOMAS. At any rate, he also had one of those finder fee “things”, and also you got to get a piece of the “pie” by becoming an “associate”, and going where he could not go. He presented as a win for both parties, and let’s not forget the new “associate”. I have one thing to say…"If it looks like a duck and quacks like a duck…it’s a DUCK! So my fellow targets…GRAB YOUR WALLET, AND SQUEEZE IT!!!

I spoke with an Ameraco rep. over the phone and then had a rep. call me to follow up and see if I wanted to start their program. I asked both reps if I could be put in contact with a property locator that is currently involved in the program. Both reps told me that this was not possible because one by one “all” of their locators asked to be taken off their reference list because they were inundated with calls that took up too much of their time. The second rep told me that if I really wanted them to they could get me in contact with a locator but only after I “guaranteed” I would purchase the $515 starter kit (on sale for $100 off on the 2nd call) upon a positive review by the current locator. Both reps also told me they personally had seen great success in the program and one rep told me his dad was in the investor network. To me it sounds like a pitch to get you to buy a textbook for 5-10 times what textbooks cost. I would seriously doubt that any deals you brought to the table once you’d shelled out the $500/$400? would actually get approved. If anyone else has more information I would be interested to hear it.
