Are you buying or selling? This is not quite clear. I would lease option the property and put the sale price at whatever the market would bare.

I just signed a agreement of sale for a 3 bedroom property with a three car garage in Bethlehem Pennsylvania.
The agreement is based on closing in 90 days.
The city is currently planning to construct a casino near by which have driven property prices through the roof. My credit is not so good because of a bankruptcy in 1998. The property is for $80,000.00
I need advise on how to structure a transaction to take advantage of the potential profits from this property.
Resale value is over $100,000.00
