This is a viable investment strategy, usually called buying REOs or Repos. Put those terms into the search function on this main board forum of this CREONLINE.COM site and you will find so many posts you will not be able to read them all in one day.

Just don’t waste time approaching lenders that have sold properties that are insured by FHA or the VA, they turn them over to those agencies which market in their own inimicable fashion.

I was wondering if you guys had success w/ foreclures that were not sold at auctions.

Did you guys contact the bank’s attorney the following monday. Did you Fed-Ex a deposit to these attorneys?

No!!! On my first one I partnered with two co-workers and we contacted the bank right after the sale and had an accepted offer by 4:00 p.m. that day.
