$5,000 now, take over pymts, $300.00 to her monthly and cash her out on 1 yr.
#135,000 in 6 mths -$135,000 in 12 mths.
$370,000 all cash & close in 14 days…
They were interested in the most cash & to leave NOW & it was way to low for them. Please advise…

The mortgage balance and the money she wants for her equity add up to only $9000 below the appraised value! I agree with the other poster, this is NOT a motivated seller, even if she tells you that she is. (“I want to move quickly, but I won’t take less than the FMV” should give it away.)

I don’t see where any of your proposals sounds like a decent deal. In the first three, you are basically paying FMV. That’s not a deal no matter how you present it. Remember too that especially in this price range, the top 10 percent of value is considered “air”, meaning you can’t count on it.
Even your all cash in 14 days offer is for more than 82% of FMV. Unless you already have a buyer lined up at market value, I’d be hesitant on this one too. The holding costs alone will eat you alive in no time on a property in this price range.
If you can figure out what the seller NEEDS, as opposed to WANTS, and then figure out whether there’s a way to give it to her and still have a decent deal, that’s the way to go. Unless she is willing to give up a good chunk of that equity in exchange for you solving whatever problems she has, I’d keep looking. This seller frankly doesn’t sound all that motivated to me.
