I am an experienced investor with a proven track record. I have done really high end rehabs, new construction, out of state rehabs, rentals, commercial, you name it. I am finding more deals then I can fund right now but do not know many private investors. Everyone seems to be sitting on the sidelines. I am finding deals 50 cents on the dollar with tremendous cashflow. That type of equity and cashflow result in multiple exit strategies, very low risk and ability to make it well worth an investors time. I am seeking 1-3mil to do cashflow REOs and commercial deals. How would you find these investors? By educating investors on what I do, the deals I have done and what I am offering, I know I can build the trust necessary for investors to step to the plate. I basically want to provide them the information they need to make the best informed business decision. I just need to find investors and give them info on my business plan and what I do. How do you recommend finding private investors? Do I mail to my target? Find Self Directed IRA groups? Are their websites that work? I know I can find, do and exit deals. My only challenge right now and with most investors is funding deals. I greatly appreciate any help.

If your would be investor is a 25 or 30 or 50% or even 60% partner and on the deed you may escape the fears of the take the money and run world.

You need to be careful about how you do this due to SEC rules. When you are soliciting for investors in a business, this is considered as a sale of unregistered securities. There are only certain people you are allowed to solicit in this manner. Generally friends and family are fair game. If you solicit to the general public or people you don’t know, then it falls under securities regulations and you are guilty of selling unregistered securities. There are exemptions to securities regulations. If all the investors come from the same state then the SEC has no jurisdiction, but you have to follow your state’s securities laws. You can also be exempt from federal securities laws if you only market to accredited investors (individuals making over $200k/yr or couples making over $300k/yr or people with over $1M in net assets). If found to be violating federal securities laws you can be forced to refund all money to investors plus interest and pay hefty fines. So bottom line is, its possible, but make sure you consult with a good lawyer first.
I know because I am a professional investment manager and am starting a real estate fund to do similar investments to what you described and am in the process of going through all the legal hoops.

Same here - -lots of cheep REO’s - some less than 50 cents on the dollar, but funding in drying up and Im a little uncertain about overseas investors - hard money is soooo expensive and I worry about repayment in only a year

I am in Rock hill SC and am more then willing to give up those numbers 40 to 60 % and still having a hard time.
i only buy 2 to 4 year old deals that need carpet and paint.My hard money lender is out of cash.So looking for private lenders that would want to buy and hold here in SC.
Any suggestions.

Don’t worry about having to repay your hard money lenders in a year. Most of the hard money lenders I know have been extending their loans because of the problems with getting people refinanced.
