There are a TON of posts in the archive here that can help show you how to market for motivated sellers, check there.
Frankly, it seems that you may already be on the wrong path.
Most of us who are doing this full time, day in and day out are NOT looking for properties.
In fact, I’m not sure if I’ve EVER sought out a property and actually bought one.
You need to attract sellers who are motivated.
Market your services, and a way to get ahold of you, and the calls will come.
You want people to see two things…
What you do? (You buy houses)
How to get ahold of you? (Your phone number)
When a large number of people see this information, over and over, chances are better that someone NEEDING to sell will call you.
That is when the deals come in.
