It’s usually much better (and more profitable) to spend your money locating a missing owner than to pay taxes/liens or fixing other problems on propety that you don’t own (yet).

I work abandoned property all of the time and there’s a lot that can go wrong, even when your intentions are good.

What efforts have you made to locate the owner(s)? Have you used skip tracing services? Talked to neighbors? Checked death records, probate courts, jails, etc.? Here are the big Six (6) reasons that people leave a house vacant:

  1. Drugs & alcohol
  2. Skip town to avoid something or someone
  3. Incarceration
  4. Severe mental & emotional problems
  5. Diminished capacity due to senility
  6. Deceased

There is a house located in California, with a tax lien and a Notice of Abatement. The owner can not be located and I would like to purchase the property. Should I pay the fees and try to locate the owner; or is there some other way this property can be purchased without the owner? This house has been vacant for a number of years. Please advise.
