the taxing authority will flex its muscles in time. at that point, there is an administrative process. The process varies from state to state, but the one common feature is public notice and transparency. Which is to say you will likely have competition when you bid for the property.

you may want to see how much the back taxes are, and compare them to the current value of the property. the house may be under water. if so, forgettaboutit.

and you better study up on adverse possession before you try it. you would be breaking and entering the day you crack open the door. Don’t expect the lady to view your efforts favorably.

The home has been vacant for 6 years. The previous owner deeded the property to a woman who has left it vacant and filled it with garbage, it is dilapidated and overgrown. The taxes have been delinquent this whole time (5-6 yrs) so it will be sold at auction within months. There are no liens on the property.

Now I don’t have the capital to buy the home outright, but the lady has refused all offers. I have considered taking adverse possession, very simple. It would not give me title, though.

Is there a better solution to gaining title to this property?
