Could you finance with the buyer using an unsecured LC for downpayment as long as everything cash flowed and the buyer has adequate income and strong credit (although no cash)?

I am currently looking for an 80% 1st mortgage, 15% second mortgage, 5% down payment loan to buy a non-owner occupied 3 or 4 unit property. Please inform me if you know of lenders (banks) that offer this type of loan.
