Sounds like a motivated seller to me. I will fly out put “I buy expensive houses” sign by the gate. We they call I will set up an apointment. Take my check list I know that I can talk them down to 35mill!!! I will get a LIBOR at 100LTV interest only loan. 140,000 a month payment. (it will take a year for them to fourclose) Then I will start looking for a TBer I will option for 45mil (TBer always over pay) I will get 10% down as option money 4.5mil. I will pay off my arrers. Then I will collect $300,000 per month rent (giving a 50,000) rent credit. After twenty four months I walk away never having to mess with tose small deals again.
Do you think that it will work?

but i belive that 10 million would be the end of my investnig career. i dont think i could gain the energy needed to pry my butt off the couch with that knid of cash in my pocket. id probably be like howard hughes, noone would ever see me again.
