I looked for plans for duplexes and 4 plexes a couple years ago. I actually found a few sets for sale online. Search online and you should find some.
I actually remember finding a steel frame 4-plex kit that was a good deal. I was very tempted to go for it but other opportunities took my time and capital.

I am in the process of getting ready to build a 4 plex. It is going to be somewhat upscale, so I want it to look nice. This is going to be on 2 lots near an upscale development, so there is plenty of room to accommodate for size.
I have been looking for some good building plans for what I am looking for, but havn’t been able to find what I want. Do any of you have a good source for plans or have any ideas on how to design them or find them?

You may want to take a different approach to this. It may be worth
your while to spend some time at your local building department. Ask
a planner whether he knows of any 4-plexes built within the last few
years in your jurisdiction. Drive by the building(s) to see if you like it.
Look up the original builder on the permit and contact him. He should
have:
A set of plans that have already been approved by the city
He knows almost exactly what his costs would be, since he already
built them once.
He should be able to bid them very accurately, and you should see
very few “extras” during contruction.
Could be a good situation for both you and your builder.
