bottom line - ask the PM if there’s a way that you can work with them, provide them some assurance, that will allow them to loosen their standard for you.
Or, they can be as tight as they want, if you pay no space rent until a tenant moves in!
But on the flip side, they are doing us a favor in some ways by keeping our risks down.
Your decision - just do not get to hooked on this one home. Be willing to walk away.
I’ve read both Lonnie’s books and completed most of ground work. We found a Single Wide in great shape going for $2900. A couple of hours of paint and clean-up and it would be ready for sale. Here’s my problem: The PM requires the buyer’s credit report to have NO negative comments for the last two years. Is this common? I’m thinking if they could qualify for this, most folks would have a house already. Any input would be appreciated.
