ok i am hoping to buy my first house that is scheduled to auction on 10/27. deed date: 11/13/79. purchase price 40,700 current balance is 30,718.61 @11.5%. in a very nice part of town. so i know it will have very good resale value & have very good profit if i sell.

I live in colorado. this is my plan tell me what u think & help me fill in the gaps…

  1. get real estimate of property value (should i do this)
  2. get owner to agree to move out immediatly & sign qcd
  3. get qcd notorized
  4. do my notice of intent
  5. make all back payments & fines to public trustee
  6. file everything at recorders office
  7. move in to the house & make payments (how do i find out
    loan # & how much to pay?)
  8. re-fi in my name

i got all my info from various books in the library so i would appreciate any help if this is process is incorrect.

if i dont have the money to pay off all fines can i sell the qcd to an investor so i have zero out of pocket expenses?

is there a course here or anywhere that someone could recomend in this area?
