Congrats on going out to look at a home! It doesn’t sound like you have read DOW? Have you read ANY of the archives on this forum? If so, you would know what that place is worth to YOU. Do some homework and read posts like

I have done well over 100 deals and made lots of $$ but it cost me: I paid a whopping $30 for Lonnie’s Book “Deals on Wheels” available here and read hundreds of the archived posts.

Just looked at this one. It’s dated inside and smells
like cigarette smoke but otherwise in good shape. They
are asking $6000 and want me to make the first offer.
Lot rent is $285 and current. Being sold by executor who is the son. Nice little park. Any advice on my initial offer? Thank you!
