Hey Dan,
I am in the same exact spot you are. I’ve read a lot about both CFD’s and Subject To’s but have yet to experience either first hand. I got a lot of info from a few articles on this site. Maybe you want to read them. “Buying homes subject to” “How to beat the due on sale claus” and “Converting a lease option into a subjest to deal”. In my opinion, assuming you have a very motivated seller on your hands, I would say the ‘subjest to’ definately has more benifits. Specifically the ‘zero liability.’ I don’t know if this seller is friend of your or just someone you met, but if something were every to happened that would harm your finances, you’d be out free and clear with the ‘subject to’. Reading Bill’s “Alternative RE Financing” book and want to try to clarify.
I have a seller willing to sell subj2 with VA loan. I understand CFD does not trigger DOS on a VA loan. Would you still buy subj2 or go with CFD? Pluses and minuses going either way. Just looking for some opinions.
Exit is sell on ILC.
