About 80% of my retail MLS buyers end up closing. Eventually no matter what you do some are going to get cold feet or fail to qualfy for a loan or have some other issue, and the contract will terminate.
But this is the first time I have had two failed contracts (earnest money paid, title work ordered) on the same property. At least one, and possibly both, were due to noisy neighbors.
I am curious if someone has achieved some kind of record in this regard. Knowing that someone else has had four or five failed contracts on the same proerpty would make me feel better.
ps: no, I am not asking for advice on how to close more contracts.

When I sold my first house, three straight buyers ended up backing out because they could not get qualified for financing. this was 1999. all 3 were represented by the same broker. she was really green. her inexperience came shining through.
I learned a lesson about prequalifying would-be buyers. [I was also green at that point].

I think this was more a matter of Credit sqeezing than Noisy neighbors…
One 1400 Sqft home under contract Busted do to they forgot to make a payment on the Car… Back up offer was in place and … the lender no longer was Open FIRST MAGMUS… The final one I thought was done but her husband LEFT and she can not qualify on her own… Her sister may buy it from me and rent to her but it is end of Septemeber and UNSOLD…
all lost excrow all had title open hope it is not standard going forward!
