I happen to agree with all the comments.

Here is one more observations:

A Wine and cheese open house. Folks, we are talking about a 100k property. Not a high-end product. I could see this in a fancy house, but not a condo. It just seems that the person is adding snob appeal to a property that isn’t in that range.

After doing all that work, fixing the place up and making it beautiful, researching the market, writing an attractive ad, holding an open house, he LIMITS IT TO REALTORS LOL LOL ROTFLMAO.

He has already done all the work, more so than most realtors would do. Now he wants to hand them a commission for (almost) nothing.

Why didn’t he put a sign on the lawn, target the ad to home buyers and sell it himself?

obviously i’m missing something here, but i don’t think that’s a bad idea.

we all know, that buyer’s agents like to take their customers to properties, that they feel comfortable with. so, if this seller is willing to coop with agents and uses this to get them into the unit, to preview it, then i don’t see anything wrong with this.

Other than what you pointed out already, the fact that Tim is not an agent is also somewhat funny.
I wonder how the seller found him and sent this out?

I laughed when I read it though.
Also, take a look at the price and comps provided.
The title at the top of this invite should read, “Motivated seller wishes to sell home for OVER market value”.

To me this was the funniest part.

one of the comps is higher. and since it says’lower level completely finished’ makes me assume, that he’s talking about a normally unfinished basement, so the 2 lower sales, may still be unfinished.
