Hi Kevin,

Im looking to buy/control property with as little money out of my pocket as possible and lease option them out.

I have done a few lease options and have found out fast, that one tool alone wont solve all the problems that a seller can have. So im working on putting more tools in my tool box, so to speak.

I talked to 2 sellers this week who would be flexable on the terms of the sale however, they wanted to know up front whats in it for them.

Whats the best way to explain a wraparound mortgage or a note to the seller with out sounding like it only benifets the buyer.

COLD, HARD CASH. When a seller wraps his existing mortgage he creates cash flow from the spread. Convincing a seller of that should be easy. My question to you is, if the sellers wrap their mortgage with a mortgage to their buyers, where do you fit in?
