Sure you can.
You can use a wrap on anything you want to, so long as its not a Cal-Vet (or similarl State sponsored Land Contract program) or a Contract for Sale with a lender. Though, quite candidly, I would recommend other alternatives to avoid putting two people at odds with each other (subjected to each other’s liens, creditor judgements, BKs, marital issues and the like); transfering title, jeopardizing one party with potential for untoward acts of ther other, etc.
