There are numerous ways to finance the deal depending on your situation, available cash, credit, etc. As for the negative cash flow, up your rents. I would suggest $800.00 for the 2 bdrm and $125.00 for the garages. They would still be below market and demand a better tenant.

I’m not sure how i should try to finance the deal i’ll describe below,
It’s a 2 bdrm 1 story home on a corner lot with 5 garages included. asking price is 125,000 non negotiable
the 2 bdrm is rented for 650 per month
each garage is rented for 100 per month
the market rate for 2 bdrms in the area is 850
and 150 for the garages.
the similar houses in the area have sold for 150,000
the seller says he would like to sell to an investor so that they will keep the current tenant
how should i finance this deal ?
is there a way to offset the negative cash flow ?
do you think this is a worth while deal ?
