I pay roughly $145 per quarter to use the MLS system. (This charge goes directly to MLS, not the broker.) My broker gets about $300 per year for E&O insurance (errors and ommissions). That’s about the extent of my fixed costs. I love having access to MLS, so these charges are well worth it to me.
That further emphasizes my case… sending out a 100 letters with an all cash offer means that you didnt take the time to find out any needs of the person selling, either by asking the Realtor (which they probably dont know or wont tell) or directly with the seller.
That doesnt mean there arent deals on the MLS it means the realtors get in the way… which is back to the original point.
They are probably a ton of motivated sellers listing there houses on the MLS we just dont know about it, and have a good means of sifting through them.

Now that I don’t agree with… What do you consider “a ton”? If you are taking actualy numbers, you might be right because there are so many proeprties are listed in the MLS. I will bet the percentage of motivated sellers in the MLS is very small, well under 10%.
So Your saying that 90% of listings out there are just people selling for no other reason than to sell. I figure probably 25% of the listings are people needing to sell for some moivating factor… does that make all that 25% the truly motivated bunch that we are looking for… probably not… but I bet alot are that we’ll never know about, because the realtors dont know or wont tell.
