Hi everybody,

I just purchased an older duplex with one unit rented under section 8. Has anyone had any positive or negative experiences with section 8 rentals?

The good is that HUD guarantees your payment.
The good is that the tenants typically don’t want to lose their benefits so they will try to avoid things (ie non-payment of rent) that would lead to eviction and/or loss of housing benefits.

The bad is that this is a tenant that would not be living in your apartment without the subsidy. Here are some of the problems I have seen:
Alcohol and drugs.
Trashing or general poor maintenance of the apartment (they have little to no security deposit at risk and pay little to know rent.) They have no pride of ownership so who cares.
Transients hanging around the property.
