It sounds like you need to attend a few seminars and do some reading, etc.
1-If you are going to buy a house from a seller and the house is not listed with a realtor, you will want to have your own contract completed and give it to them. The average seller without a realtor does not have any contracts. If the house is listed, you need to use their forms.
2- if you want to buy a property and assign it to another, you need to put the buyer as ?your name? and or assigns
3-The appraiser knows what to do. He does not usually state the after repaired value.

To All,

I have three questions,

  1. In the initial offer process, Does the seller supply the contract and then I revise it with my attorney to reflect my terms? Is it (buyer) offer, (seller) counter and then you work out the finer details of the deal?

  2. Is it the typical real estate contract that I need to modify to include an assignment clause in order to make it assignable?

  3. Do I give the appraiser the estimated cost of repairs I received from the contractor to determine the After Repaired Value? or just give him/her the list of items to be repaired?

Any advice would be greatly appreciated,
