Let’s say you have an ad in the paper “We Buy Houses”, and there are 5 other people with the same sign. Some callers may call and hang up with no message and go onto the next ad in the paper.
I would answer the phone personally whenever possible. Take care of business as it happens.
Me or my voicemail,i have two lines,boy I’m on way to millions now!!!seriously what have you had the most success with?I just hate to think of missing a call this early on am I wrong?

I don’t know what I SHOULD have answer but phone, but every chance I get to answer it personally, I DO. If I can’t answer it personally, my voice mail picks up.

Before you take calls directly “to do business,” you should try to arrange things to ensure BOTH parties are ready to do business on your terms. A true hot to go motivated seller ideally will hound YOU to buy their property, so they will leave a message. The people who won’t are very often under-motivated tire-kickers. So I’ve gone with the “use voicemail, but put your direct line in the message” approach. I re-explain on the message what I do, emphasize I specialize in non-conventional sales ONLY, and add “if you have to sell the place TODAY” to call the cell/office number.
This further screens out the less motivated while allowing the definite “ready to sign paperwork” people to reach you immediately. You should also be aware that sellers and tenant-buyers may also have caller-id, and you should be wary of giving them access to your personal line by calling them from it. You don’t want to be stalked latter by disgruntled sellers or tenants.

All my ads to potential sellers (we buy houses, etc.) go to my cell phone. It keeps me from missing a call. It also has caller ID in case I can’t answer it for some reason.
All other calls get directed to my office line which gets handled by voicemail if I am not there.
