Some thoughts here…

I’d be wary of calling these three houses equal. If two are listed at $82k and $89k, why is this one only listed at $54k? “One of these things is NOT like the other”. Now understand listing prices don’t mean a heck of alot, but sometimes you can spot trends. I would be cautious here … you may be looking at a $54k house, not an $84k house. Check the listings to see what each house has and compare, you may find the difference.

This woman has a home listed with a real estate company for
$54,000.00, what she paid for it about a year ago. She bought the home as-is. She’s run into problems with a leaky
roof plus it needs some cosmetic repairs on the inside of the house, some walls need patching. I figure that it needs
from $4-$5000.00 total repairs. The homes could sell in that neighborhood from $70,000-$80,000. Their is a home directly across the street listed for $89,000 and one a block down is listed for $82,000. Should I make her an offer? And if so what kind of offer should I make? Please give me some ideas.
