The HUD-1 and the Good Faith Estimate are documents that are required by RESPA (Real Estate Settlement Procedures Act) for residential transactions. Since this is a commercial loan, neither of these documents are required to be provided by the lender.

I am going through the documents for an acquisition and construction loan and notice there is no HUD or GFE or term sheet for example.

I think the bank may have done something wrong and want to protect myself.

Can anyone tell me what documents are legally required to be provided at closing on a commercial loan? The loan was originated and closed in Georgia.
