Buyer can, often has to, sue for Specific Performance, and if it really is a complete contract in all respects, S can indeed be forced to sell and pay court costs and attorneys’ fees for B.
Have your lawyer send the S a letter and that’s probably all that has to be done to force the closing.
We have a signed contract through a real estate agent, the seller is reluctant to
close because he now feels the price is slightly below market. The closing
should take place in a month according to the contract. What can a buyer do to
force the seller to sell at the price in the contract?
