Valuing a mixed use building (6fam + Retail Space) - Posted by Don

Ok guys.
If this was a 6 family building, I could easily determine value and price. But I have never calculated a property like this, do I just treat this as a 7 family unit and run my normal formulas, or does one treat “retail” spaced differently when calculating “worth” of the property.

Also,
Retail space is on a month to month, how can I secure a lease for the current occupent without actually owning the property. My worst scenario is to purchase the property and have the retail space move in 2 months because there is no lease in place.

Ideas thoughts?
